The coming storm is going to deliver a significant amount of rain over a tree day period starting Wednesday Morning. It is vital that all drainage swales and inlets in and around your house are clear from debris before this rain hits.
 
I would specifically recommend that homeowners who have retaining walls in their back yard pay specific attention to any swales at the top of the wall and ensure that all drains and inlets are clear allowing water to flow to the street.
 
If changes have been made to your rear yard drainage design, you must check that storm water from your property is directed out to the street. Water cannot flow across property lines onto a neighbor’s property. If you have not made any drainage alterations to your rear yard please check each drain inlet and downspouts to ensure that each grate and drain box is clear.
 
Your drain outlet at the curb in the street also has to be clear from obstructions such as any buildup of grass clippings etc.
 
Cleaning of swales and drain inlets in the common areas and rear yards and street inlets is vital. Each of these drain systems are protecting the retaining walls in the common areas. If you see any issues in the common areas during this storm please call Daniel of JD Humann at 805-878-9808 at any time during this storm event. 
 
If there is a blockage and water builds up in any drainage inlet, swale or street the water will find an alternate path which will at best just wash away some dirt and at worst if a drain is blocked and we have a heavy downpour water not drain via the specific drainage channels could cause minor flooding or at worst a section of a wall to fail.

Providence Landing is nearing completion!

Gavin Moores, President of Capital Pacific Development informed us at a recent HOA meeting that CPD is in its final phase and that the last Providence Landing home is under construction and he anticipates a mid-year sell-out.  Upon completion, this will bring all potential homeowners into the community and also contributors to the HOA via their HOA dues.

City to meet regarding Motorsports Park
